Hubballi-based Awas Nirman is central to implementation of housing projects envisaged to ensure “homes to all” for a socio-economic transformation of society in urban and rural areas. Housing projects under Central, State Governments and Independent Social Benefit Schemes, such as Pradhan Mantri Awas Yojana, will come under the purview of Awas Nirman.

The focus of Awas Nirman is to utilize funds available under various sources – Government and Non-Government/ Corporate – to provide high quality, low-cost affordable houses/ plots for women belonging to middle-class and lower-middle
class families.

Awas Nirman has been aggressively promoting the Pradhan Mantri Awas Yojana programme under the direct beneficiary transfer scheme to empower women by providing them with affordable housing under a cash back offer. The focus is on socio-economic upliftment of women belonging to the middle class and lower- middle class families to ensure a holistic development of society –in both urban and rural areas.
Women belonging to middle class and lower-middle class families can avail benefits on buying a housing plot, home or flat and investing up to 50 per cent of the project cost under the Awas Nirman Corporate Social Responsibility Direct Beneficiary Transfer Women Empowerment Fund for which the Central Government has already allocated finances under budgetary provisions. A mother (joint registration of property in the name of son and husband) or wife (joint registration in the name of husband) can avail cash back by investing an amount equivalent to 50 per cent of the property value. The cashback can be claimed at either one go or in 40 equated monthly instalments.

To ensure that beneficiaries have a substantial fund saving at the end of 40 months, a minimum of 50 per cent of the cash back will have to be saved in a recurring deposit account of the beneficiaries’ choice.
The property must be first/ only movable property investment by family. Benefit can be availed in one go at the end of 40 months or 40 equated monthly installments irrespective of the size of the plot or dimension of constructed house/ flat. The returns are guaranteed under the watchful eyes of the CSRDBTWEF to ensure there is no scope for unscrupulous usage of funds.

Awas Nirman has so far enabled 3,500 households to avail benefits under various Government and Independent Social Benefit schemes by constructing high-quality low-cost affordable homes. Awas Nirman proposes to become a pan-India organization in the high-quality, affordable housing sector.
